monthly exterminator service

  • Roberto or Marcus come first Thursday of each month to service the building

annual exterior window cleaning

  • once a year in spring

  • ABC will contact you at the same time to see if you also want to have the inside of your windows cleaned at your own expense; Mario can facilitate access to your apartment if desired

flood/hurricane response kit

  • we have a generator, sump pump, sandbags and plywood, and unfilled gas tanks

  • sandbags are stored in the electrical room by the front door

  • generator is on the 4th floor landing

  • a 3/4-inch plywood slab with aluminum strips for reinforcement and rubber gaskets for a proper seal (33” high so as to not interfere with the door handles) - located in the room between the 1st and 2nd floor

sprinkler system

  • monthly inspection

elevator inspections and testing

  • we have passed our 2023 category 1 test with pro elevator

security system

  • dvr records all activity and stores recordings for 4 days

  • 16 cameras: 2 on each floor, 2 in the entrance foyer, 2 by the mailbox, 1 facing the elevator, 1 in gas meter room, 1 in electrical meter room, and 3 outside facing east, west and north

butterfly intercom system

  • permits remote access, virtual keys, key fob, smartphone operated

flowers and plants in the planters on the sidewalk

  • planted each spring

  • watered and maintained by Mario

professionals & services engaged by co-op

  • Housing Works takes all old fabric and has it recycled.  This includes bedding and pillows etc and is in addition to items they can resell.  

    Best Buy will take all electronics to be properly discarded.  You just drop it off downstairs.  It is on 23rd street.
